If the agent is receiving a discounted fee, he or she tends to go to a traditional brokerage with higher commission splits when he or she becomes skilled. This is not always the case, but it has been my experience this it is often true.
Worse, under some flat fee options, if an agent outside the discount brokerage brings you a buyer, the agent charges a standard buyer’s agent side commission on top of his or her flat fee. Let me explain it a different way. In your marketplace, there may be twenty-five hundred Realtors, of which ten to twenty might be part of the discount firm. If the discount firm’s agents sell the property, you pay a reduced fee.
Another option is to hire a discount broker who charges a flat fee as the commission or a broker who sells services on an a la carte basis. Discount brokers can be advantageous in a hot market, as long as they provide the home seller with access to the multiple listing services and the major Internet sites that home sellers do not usually have access to.
